About the Role
The Maintenance Technician position is responsible for the physical appearance and integrity of the apartment community through the timely completion of assigned duties and work schedule routine, emergency, and preventive maintenance duties to ensure long-term viability of the property, perform exterior and interior property maintenance, prepare apartments and homes to be made ready for lease. While on site, the Maintenance Technician coordinates with the Property Manager and staff to receive work order priority, provide work order status updates, and submit vendor and parts request.
Duties and Responsibilities
Responding to and completing all assigned service requests/work orders efficiently, courteously and in a timely manner – within one (1) business day whenever possible.
Resolving maintenance issues including HVAC, plumbing, electrical, carpentry and appliance repair while taking preventative measures to maintain a clean and safe worksite.
Responding promptly to company calls, including prioritization of service requests and/or schedules.
Preparing vacant apartments and homes for market ready status through turn-over repairs and improvement.
Preventative maintenance and repair on HVAC and other mechanical systems as scheduled.
Snow removal, cleaning, and maintenance of grounds, and common areas, as necessary.
Submitting vendor and parts requests to the Property Manager for approval and coordinating repairs with approved vendors as necessary.
Maintaining pool to relevant industry code and standards, if applicable.
Ensuring the overall cleanliness and organization of the the maintenance shop or storage areas.
Providing residents with outstanding customer service and representing the ENTRUST brand positively and professionally at all times.
Provides updates to the Property Manager regarding work order status, resident communication and concerns, suggestive preventative maintenance, observed safety or lease violations, and additional findings that impact the property.
Reporting customer service, operational, safety and security concerns to management to resolve in an efficient and timely manner.
Performing on call duties as determined by manager.
Maintaining the physical condition of the community.
Complying with all state, federal and local Fair Housing laws.
Complying with company policies, and state & federal safety practices and regulations.
All other duties as assigned.
Education/Licensure:
HS Diploma or equivalent required.
HVAC Certifications preferred.
Valid driver's license and reliable transportation required.
Experience
Experience with drywall repair, minor plumbing, electrical and HVAC repair preferred.
Experience overseeing pool equipment and pool care preferred.
